Propertyshelf’s Developer MLS addresses those needs with a unique product entry, designed to accentuate the particular features that make your development one of a kind. By enabling you to promote the features of your area, the services and amenities provided to the development as a whole, as well as the details of each individual unit, potential buyers receive a multi-tiered vision of what life in your community has to offer.

Exposure


By entering your properties into our MLS, you receive exposure with the many certified Costa Rican Sales Agents, our network of referral agents and their independently managed websites, as well as Propertyshelf’s own portfolio of information and sales portals that feature your listings, with search terms designed to target buyers looking for properties just like yours.

Agent Inventories

    When you enter a listing into our MLS, all Propertyshelf real estate agents can view that property within the system and market it to potential buyers. You set the commission % which you will pay to the realtor able to find a buyer. The higher the commission, the more attention your listing is likely to receive from real estate agents.

    Referral Agents

      Propertyshelf is constantly expanding its network of Referral Agents. Referral Agents are professionals who have demonstrated an ability to locate potential buyers through face-to-face interactions, their respective websites, and other marketing channels. Referral Agents are distinct from Sales Agents in that they earn referral fees, which are negotiated on a case-by-case basis. If a referral agent finds a buyer that they believe is interested in one of your properties, they will contact you and negotiate a referral agreement. When referral fees are agreed upon, the referral agent will make the introduction between you and the prospective buyer.

      Propertyshelf Websites

        Propertyshelf has a growing portfolio of websites with thousands of pages of Costa Rica specific content. Each of these target different niche markets. Some of these sites feature exclusively developments and their respective listings (condos.cr, desarrollos.cr). These developer sites are structured to provide buyers with information covering all aspects of your development: the services and amenities offered, the unique features of the area, and the individual units being sold. Propertyshelf also has number of international sales portals, which promote Costa Rican real estate to buyers around the world. By marketing your properties on the Propertyshelf network, you receive access to all of these sites, all for an annual fixed fee.

        The Community Page


        The community page is a cornerstone of the developer MLS. In this page, you are able to describe in depth the unique service offerings and amenities that make your development one of a kind. This community page then links to all of your developments listings, allowing buyers to move easily between properties and community to see the full picture of what life in your community has to offer.

        Whether the sales teams is employed by the developer or is contracted to real estate agents, everyone is able to benefit by the community page. When an agent wants to enter your property into the MLS, they will simply tag their listing to your development and the property listings are linked to your community page.

        Aside from greatly enhancing the buyer experience, you and your representing sales agents save time from entering the same information over and over. Geography information, distances, and community features will only need to be entered once and will be auto generated on your property listings from then on. This is why it is especially important that developers take their time to enter their community info carefully!!

        Requirements


        You should have documentation of the following permits available in an electronic format to upload. While we do not require that you demonstrate receipt of all permits in order to list your development properties with us, buyers and agents will be able to see which permits remain outstanding for full approval of your project.

          How it works


          Step 1:
          Click here to register for the Propertyshelf Developer MLS. You will be required to enter a time at which we will contact you by phone to ask you a series of questions related to your development, its timeline until completion, the manner in which you will be transferring title to buyers, and the experience and affiliation of your sales team. These interviews usually take between 20 and 30 minutes, and will help us guide you through the more technical aspects of the listing entry process.

          Step 2: Upon completing this preliminary interview, you will be free to sign in and begin entering your community page. Here you will add the services and amenities that are available to your development community as a whole. We advise you to take your time on this section and use the space provided to describe in detail each of the services/amenities you want to feature from your community. Then upload the best picture you have of each respective service/amenity you have described.

          We also strongly encourage you to upload a flash map of your community. We will discuss this in greater detail in our initial interview. If you do not have a flash map, but are interested in developing one, our technicians can assist you with this as well.

          Step 3: Once you have entered your community’s information into the MLS, you can begin entering your specific properties. 3rd party real estate agents who have already entered properties from your development in our MLS or who wish to do so into the future, can begin tagging their listings to your community page.

          Step 4: After entering your individual property listings, remember to save and submit them for review. Once we have received all the required information, we will review each listing for activation.

          Propertyshelf verifies all listings by crosschecking property details against the National Registry, so it is important that all of the data is correct. Once your listing has been activated, it will immediately be visible to all Sales Agents and Referral Agents who are Propertyshelf members. Whenever your listing is published on a new sales portal you will receive an email with a link to view your property on the live website(s).

          Sale and Commission Settlement

           

          • If your property is sold to a buyer located by a Propertyshelf Sales Agent, the buyer commission which you set + all applicable taxes are due to the agent upon closing the deal.
          • If your property is sold to a buyer located by a Propertyshelf Referral Agent, the referral fee which was set in the Referral Agreement Contract + all applicable taxes are due to the referral agent upon closing the deal.
          • If your a buyer finds your listing directly through one of our sales portals or through the MLS without an agent intermediary, no commission is due!!!

          We do ask that you please notify us of all sales derived from the Propertyshelf network for our own records.

          Cost


          The Propertyshelf Developer MLS Package is available for an annual membership fee $1099. Website/MLS Combo Packages as well as additional developer services are available as well and can be discussed when we speak to set up your account.
